Altarea Entreprise signs a BEFA agreement with Ashurst for 185 Saint-Honoré, Paris

Altarea Entreprise has signed a 9-year BEFA (Lease in Future State of Completion) with global law firm Ashurst, for its property complex located at 185 rue Saint-Honoré, in the 1st arrondissement of Paris.

A new benchmark in the Parisian prime office landscape

Acquired by Altarea Entreprise last March, 185 Saint-Honoré is a 6,100 m² real estate complex comprising two interconnecting buildings. It is undergoing a major refurbishment, aimed at modernizing its spaces while respecting its historic identity.

Incorporating the latest trends in design and functionality, it will offer Ashurst employees a working environment that combines the historical authenticity of the site with the highest standards of ergonomics, comfort and flexibility. Delivery is scheduled for the first half of 2026.

An ambitious redevelopment project driven by a strong commitment to sustainability

Designed by Mars Architectes, each floor was conceived to offer optimal working conditions, with a strong presence of natural light, modular spaces, informal lounges, meeting rooms and ergonomic workstations. The design and decoration of the interior spaces were entrusted to Studio Jean-Philippe Nuel.

The refurbishment project will also be exemplary in environmental terms. The building will be certified BREEAM RFO level very good, HQE Bâtiment Durable level "Performant" and Osmoz Ready levier bâti, guaranteeing a high level of energy and environmental performance. In addition, the building will comply with the requirements of the tertiary sector decree aimed at reducing energy consumption by 2050.

The spaces will be air-conditioned and heated via urban networks, with intelligent management of ventilation, heating and lighting systems, enhancing occupant comfort while minimizing the carbon footprint.

A prime location in the heart of Paris

Located in a dynamic and prestigious district, 185 Saint-Honoré benefits from an exceptional location, in the heart of historic Paris and in the immediate vicinity of emblematic landmarks such as the Louvre, the Tuileries and the Comédie Française. A bicycle room will also be made available to Ashurst employees.

"This project illustrates our ability to source and acquire high-quality assets, then transform them into innovative workplaces, while sublimating France's historic heritage. We are delighted to collaborate with Ashurst to create an exceptional space at 185 Saint-Honoré. At Altarea Entreprise, we firmly believe that the success of a real estate project, beyond its prime location, depends on the integration of new uses, high architectural standards and consideration of environmental issues," says Adrien Blanc, Chairman of Altarea Entreprise.

Philippe None, Managing Partner of Ashurst Paris, comments: "This new location reflects our desire to offer our clients and teams an optimized working environment. It will also enable us to welcome new teams, in line with our ongoing growth objectives."

Altarea Entreprise was advised on the legal aspects of this transaction by De Pardieu Brocas Maffei, while Ashurst was assisted by Colliers in its search for office space.
